Support Proposed 20-Unit Mixed-Use Project in Venice

In 2022, BizFed supported a housing project by Crest Real Estate that sought to transform a vacant building into a 9-unit housing project with ground floor commercial. The good news is that after several changes, it's being brought to LA City's Planning Commission as a 26,889 square-foot, five story, mixed-use building consisting of 20 residential units.

This project is slated to include:

  • A set aside of 4 units for low income residents
  • 3,676 square-feet of commercial space
  • 2,098 square feet of indoor dining
  • 656 square feet of office uses
  • Roof deck with a solar trellis and a roof access structure, providing 28 parking spaces.

WHY IT'S IMPORTANT

The proposed mixed-use project would provide much needed housing opportunities for those who work in Venice and the job-heavy westside. Typically, housing is the catalyst in creating and expanding commercial neighborhood serving uses and retail service in a given area. Additionally, the project will serve as an attraction for new residents and create more recreational, entertainment, and shopping opportunities in the established community.
